Residenze Nausica: from architectural restyling to the final communication

When an already-approved project no longer speaks to the market, the enhancement has to start from the architecture: restyling and communication as a single path.

Residenze Nausica is a residential project developed in Montesilvano, in the province of Pescara, for Gruppo Di Marco. The development comprises 14 apartments and stems from a very precise condition: transforming the image of an already-approved project, without changing its structure and staying within the constraints set by the building permit. Albero Architetture's work therefore started before the communication. To make the operation more current, recognisable and competitive, it was necessary to act directly on its architectural identity, identifying the possible room for transformation and building a new language coherent with the contemporary residential market.

Transforming an existing project without starting from scratch

The main challenge was to work on an already-defined base. The structural elements had to stay unchanged and the intervention had to be handled through an amendment to the building permit. It was therefore not possible to freely change the general setup of the building, but it was still necessary to overcome the image of the old project and bring it closer to the client's requests and the public's expectations. We worked on the balconies, the façades and the choice of materials, redesigning the overall look of the building without altering its structure. The restyling gave shape to a more modern image, coherent with the language of contemporary new residences. This step was decisive. Before developing renders, commercial materials or digital activities, it was necessary to clarify the real-estate product and define what perception it would have to convey. The communication couldn't limit itself to enhancing an already-existing project: it had to start from a concrete transformation of the architecture.

From design to building the identity

Once the building's new look was defined, the project was translated into a coherent communication system. Brand and identity gave continuity to the new positioning, building a visual language recognisable across the different touchpoints. The goal was not simply to accompany the development with a logo or coordinated graphics, but to make the change introduced by the restyling immediately perceptible. Renders and visual content made it possible to show the building's new configuration before it was built. The images made the façades, balconies, materials and overall character of the residences readable, turning the design choices into a clearer story for the end client. The promotional video, the virtual tour and the design-suite tools also helped broaden the presentation possibilities. Different content, but developed within the same direction, to help the public better understand a project not yet experienced directly.

Coordinated tools for the commercial journey

The new architectural and visual identity was also applied to the materials intended for the sale. Brochure, commercial presentation, sales kit and on-site signage were designed as parts of the same story. Every tool had to make presenting the operation easier, keeping continuity between what the client encountered online, what they saw on site and what they received during an appointment. The website and the digital marketing activities carried the project toward its target audience, while the visual content and commercial materials helped turn the initial interest into a deeper understanding of the development. The Lynfa Ecosystem and the Phygital Store completed the journey, placing images, video, materials and information within tools dedicated to presenting the residential offer. The project was therefore not communicated through a series of independent outputs, but through a coordinated system, designed to accompany the client through the different moments of the commercial journey.

A single path, from project to market

The entire work was developed in eight weeks. In this timeframe we coordinated design, identity, visual production, sales materials, digital tools and marketing, keeping a shared direction. The restyling defined the building's new character. The renders and visual content made the transformation visible. The identity and commercial materials made it recognisable, while the site, the marketing and the presentation tools brought it in front of the public. Each phase prepared the next, avoiding the distance that often arises when design, communication and sale are handed to separate parties. The development's new image generated a significant increase in interest and requests for the apartments. A result tied not only to the quality of the individual content, but to the coherence of the whole process.

The value of acting before the communication

Residenze Nausica shows how, in some real-estate operations, the enhancement work has to start from the project itself. When an already-approved development no longer responds to the client's requests or to the market's language, communicating better may not be enough. First it is necessary to understand which aspects can be improved and how to transform them while respecting the existing constraints. Having a single partner able to read the architecture, rethink its image and accompany it to the final communication makes it possible to reduce the distance between what is designed and what is presented to the market. In Residenze Nausica, design and communication were not two separate phases. Together they built a single path, able to give the development a new identity, make its value clearer and strengthen its commercial presence.
